A new development application has been lodged for Multiple Dwellings, located at 7 Burns Street, Indooroopilly
Designed by AG Architects the proposal is for ten (10) units of a medium density nature, with a maximum building height of 5 storey (15m in height), containing 16 spaces (including 14 resident space and 2 visitor spaces) and designed to accommodate turning movement’s onsite.
– Two (2) x 1 Bedroom Apartment
– Four (4) x 2 Bedroom Apartment
– Four (4) x 3 Bedroom Apartment
The site slope allows the design to cater for a level of car parking with the basement. Each dwelling has been provided private open space, with a communal recreation deck of 40sqm and 130sqm for 21.4% of the site dedicated to deep planting.
The units have a total site cover of 405sqm (66.7%), 938sqm of GFA of the rectangular shaped 607sqm lot. A pre-1946 Dwelling House which will be removed to facilitate the proposed Multiple Dwelling.
According to Urban Strategies, “The proposal will act to define the Burns Street frontage without creating overbearing development. It is considered that the proposed setback is consistent with approved development in the locality and with the form of development envisaged in the area. Furthermore, the proposed setback has allowed for increased modulation and articulation of the built form to reduce perceived bulk.”
