A development application has been lodged for Multiple Dwellings, located 75 Jacaranda Place, Indooroopilly.
Designed by JHA Architecture, the proposal seeks to provide fifty (50) townhouses (mix of 3 – 4 bedrooms) of a low-medium density, arranged across 12 buildings in clusters of 2-5 in a row, with a maximum building height of 4 storeys. The proposal is within an Emerging Communities zone and will redevelop a vacant site.
Each dwelling is provided with private open space in the form of courtyards and balconies that have been positioned outwards along the site boundaries, facing the Brisbane River or adjacent forest parkland. 1,509sqm has been provided as communal open space (including outdoor furniture, swimming pool, BBQ areas, and landscaping and facilities) and 2,240sqm (21.6%) of the site has been landscaped.
110 car park spaces are provided (100 residents, 10 visitor spaces and 1 disability park), with the main access proposed via new internal common driveway connection to Jacaranda Place. Pedestrian access is provided either directly to external footpaths or internal footpaths that connection to Jacaranda Place.
The planners at Urbis state, “the development is generally consistent with the intent of the Toowong-Indooroopilly District Local Plan as the proposal provides a diverse mix of housing, through the provision of townhouses in an area which has been approved for Multi-unit Dwellings under the Preliminary Approval. The site is already mainly cleared, however the proposal will reflect the ‘green and leafy’ character of the district and the proposal will include planting of appropriate vegetation as part of new development”.
”The proposal is setback from the river and is separated from the public open space by Jacaranda Place. The design of the development is considerate of the surrounding public open space and the Brisbane River, and orientates and is designed to take advantage of views and amenity. The proposal provides appropriate linkages to the surrounding public open space and Brisbane River”.
The proposal is for 10,401.28sqm of gross floor area (GFA), with 4,519.47sqm (43.54%) of site cover of over the 10,380sqm subject site.
