A development application has been lodged for a Childcare Centre, located at 607 Oxley Avenue, Scarborough.
Designed by Focus Architecture, the proposal is for a Childcare Centre, re-utilising an existing gymnasium building that has a maximum building height of 2 storeys (less than 8.5m high).
The internal building will be fitted out, including minor demolition and an extension to facilitate the proposed design. The internal extension will create an additional level, retaining a large void and providing an outdoor play area.

The proposed child care centre has been designed with a ground level open car parking, providing 22 car park spaces (one (1) PWD space). Vehicle access is retained to Pearl Street and pedestrian access is provided to Oxley Avenue.
The planners at Reel Planning state, “the General Residential Zone, the scheme (when read as a whole) seeks to locate non-residential land uses within defined centres and/or neighbourhood hubs. It is considered that the subject site falls within a cluster of uses of a size and typology which meets the descriptive criteria as a Neighbourhood Hub. This is reinforced by Council’s proposed planning scheme amendment which identifies the area (including the subject site) as a Neighbourhood Hub”.
The proposal includes 1,141.68sqm of GFA, with 819sqm (63%) site cover over the 1,286sqm site.
