A development application has been lodged for the Carseldine Urban Village Master Plan and Stage 1, located at, located 532 Beams Road, Carseldine.
Designed by RPS Group, the proposal is for the Master Plan of the site redevelopment and a subdivision (Stage 1) to divide the site into large lots that will be subject to future development applications. The Carseldine Urban Village announcement by the State Government on October 09, 2016 now sees the development applications being lodged for assessment.
The lodgment of this development was announcement on 4 May 2018 by Cameron Dick, Minister for State Development, Manufacturing, Infrastructure and Planning stating, “Economic Development Queensland has submitted its development application for Stage 1 today, which will see around 50 homes created and a proposed retirement site that could contain a mix of 150 townhouse and apartments for different levels of mobility,”
“Several comprehensive reports, including a traffic impact assessment, stormwater management and ecology report, have been undertaken to ensure the proposed urban village is designed and planned with the surrounding environment front-of-mind.” Mr Dick said.
The Master Plan seeks to provide guidance for the site redevelopment, establishing guiding principles for future development applications, provisions for maximum building heights, density, infrastructure upgrades (civil, stormwater and traffic), acoustic, environmental offsets, bushfire and removal of vegetation.

On road cycle lanes will be dedicated along the main boulevard between Beams Road to Dorville Road and 2-4m wide footpaths will be provides along all new streets and eastern railway corridor.

Reconfiguring a Lot (Stage 1)

– Access easement over the existing internal road (Village Main Street to Dorville Road); and
– Internal road network and two intersections proposed from Beams Road.
Road and Transport Infrastructure
The masterplan has allowed space for a potential future rail overpass on Beams Road to the north east corner of the site and for a potential future busway corridor through the site.

The planners at RPS Group state, “the proposed Master Plan introduces the ‘Carseldine Urban Village’ as envisaged by the development scheme to provide access to services and create diverse housing opportunities where people can live and work in a consolidated neighbourhood while enjoying the benefits of the ecological values of the site”.
“The proposed Master Plan will retain 75% of the existing bushland on site to ensure passive recreation activities are provided through the Cabbage Creek corridor. Further, the development of the sporting facilities will provide a community outdoor hub for active recreation opportunities”
