The planners at Town Planning Alliance state, “the proposed design integrates with the surrounding industrial development to the north and is well separated from nearby dwellings. The proposal achieves a high-quality landscaping outcome which features a large landscaped reflection area in accordance with the requirements of the neighbourhood plan. The proposal is considered to co-exist comfortably with the adjoining uses by providing for a design that supports the residential amenity of the locality and maintains the living conditions of residents with regard to privacy and continued access to presiding climatic conditions.”
The proposal includes 1,808sqm of GFA, with 2,019.30sqm (10%) site cover over the 20,193sqm site.
