A development application has been lodged for a Service Station and Fast Food Restaurant (with Drive Thru, located at 397 – 399 Bracken Ridge Road, Bracken Ridge.

Designed by The Retail Group, the proposal seeks a subdivision to create a new lot for a Service Station and Food and Drink Outlet within two (2) buildings located in the south eastern corner of the overall site. The proposed subdivision also creates new local roads and an intersection on Bracken Ridge Road to open the rear of the site and provide adjoining properties access for future redevelopment.

The proposal also seeks to vary the existing Rural zone, seeking two (2) new precincts, a Neighbourhood Centre Zone for the servo/retail and a Low Medium Density Residential zone to the rear of the site.

Sixteen (17) car parking spaces (two (2) PWD spaces) provided with separate dedicated air/water point. Access is proposed via an already constructed internal driveway via the newly created road and Bracken Ridge Road. The boundaries of the site will be landscaped (678sqm).

The planners at Mecone state, “the proposed development seeks to create an integrated and efficient development outcome that is designed to support and service the surrounding trade catchment and the travelling public of Bracken Ridge Road. The development of this land is anticipated by the Bracken Ridge and district Neighbourhood Plan and facilitates the access requirements to the emerging community land as required by the Structure Plan within this neighbourhood plan”.

The proposal is for 413sqm of GFA, (2,311sqm of impervious pavement area), with 20% site cover on the 3,705sqm site area, part of the 17,368sqm overall area.
