A development application has been lodged for Multiple Dwellings, located 38 Ormskirk Street, Calamvale.
Designed by Wiltshire Stevens Architects, the proposal seeks to provide twenty five (25) townhouses of a low-medium density over 2 stages. The townhouses are arranged in clusters of 2 in a row, with a maximum building height of 2 storeys (less than 9.5m). The proposal is within an emerging community zone and will remove the single dwelling to facilitate the development.
Each dwelling is provided with private open space in the form of rear courtyards that have been positioned outwards along the site boundary. 2,470sqm (40%) of the site is proposed for communal open space, provided at either end of the development in two locations linking to pedestrian access to the street. The communal open spaces will include shade trees, sheltered bbq/seating and turfed areas.
48 car park spaces are provided (38 garaged resident and 10 visitor spaces), with the main access proposed via new internal common driveway connection to Ormskirk Street.
The consultants at Wiltshire Stevens Architects state, “each townhouse has a generously sized courtyard with abundant space doe deep planting, and given that two boundaries of the site face into green space, privacy is easy to maintain. The proposal also contains multiple outdoor communal recreation spaces for the amenity of the residents.”
The proposal includes 3,171sqm of GFA, with a site cover of 2,570sqm (42%) over the 6,100sqm subject site.
