A development application has been lodged for a Commercial Office Building, located 360-380 Queen Street & 17A Giffin Lane, Brisbane City.

Designed by Blight Rayner, the proposal is for an Office, Hotel and Centre Activities (Childcare Centre, Food and Drink Outlets, Indoor Sport and Recreation, Office, Shops, Theatre) integrated into the basement, ground floor and the four (4) storey podium, with thirty six (36) stories of office space within a single tower of maximum building height of 40 stories (209.07m). The proposal is within a Principal Centre Zone and will remove the four (4) existing office buildings to facilitate the development.



Basement
The proposed development includes four (4) basement levels to accommodate 59 car spaces (including 4 motorcycle spaces), supermarket, store, services and end of trip-facilities.

Ground levels
The Queen Street frontage includes an activated public plaza that provides cross block pedestrian connections via an arcade to Griffin Lane and the existing Queen Street pedestrian crossing. An outdoor amphitheatre is proposed for public events, entertainment and an outdoor cinema seating.

The plaza is sleeved with retail tenancies for cafes, bars, food / drink outlets. The building provides further retail, building lobby access (via lifts) external escalators to the podium above, feature wall landscaping and footpath awning.



Podium
The podium is presented as four (4) storeys with large columns allowing for mutli-level street frontage activation. The floors contain a mix of open public plaza, business lounge, retail, meeting rooms / spaces, lobby/lifts and a large digital screen fronting the street.

The first floor can be accessed directly from escalators from the ground floor or stairs. Level 3 of the podium provides for a childcare centre or gym which is accessible via lifts. External terrace space is provides on levels 1, 2 and 4.

The planners at Urbis, state “the proposed development creates an interactive and multi layered market place within the podium and at ground level. The ground level plaza has been designed to be capable of hosting events and activities, including pop-up markets, food carts, hosting big screen events or public performance spaces. The proposed mix of uses will contribute to providing surveillance and contributing activation and visual interest at different times of the day and night”.

The proposal includes 1,945.9sqm (44.9%) in site cover over the 4,334sqm site (2,559sqm actual site area and 1,775sqm of transferrable site area).
