A development application has been lodged for a Childcare Centre integrated into the former police station and residence, located 334 Enoggera Road, Newmarket.
Designed by Ferro Arch, the proposal is for a Child Care Centre with a maximum building height of 3 storeys (approximately 9.5m high). The site is within a Community facilities zone and seeks to remove the post-war portion of the building to facilitate the proposal. The proposal includes the retention of the architectural and visual features of this building so as to maintain its identity and heritage significance.

The proposed child care centre has been designed with the terrain and provides an under croft basement car park, providing 24 car park spaces (one (1) PWD space). Vehicle access is proposed to Kate Street, with separate pedestrian access provided to Enoggerra Road.
The planners at Jensen Bowers state, “the proposed child care centre does not immediately adjoin any residential uses. However, the non-residential use supports the surrounding character and amenity of nearby residential properties through building design, orientation and a compatible scale and bulk. Given the separation distances proposed from adjoining development, the proposal will not impact upon adjoining property’s access to natural light or breezes, privacy or acoustic amenity. Furthermore, the design incorporates a pedestrian friendly environment and ample locations for deep planting and landscaping provisions.”
The proposal includes 935sqm of GFA, with 797sqm (45%) site cover over the 1,765sqm site.
