Council Approved – Commerical Tower & Grosvenor Hotel Redevelopment – 320 George Street, Brisbane City
A development application has been approved for a mixed use development for a Commercial Building (including Bar, Café and Residential) located at 320 George Street, Brisbane City.
Designed by Ferro Arch, the proposed mixed use development has a maximum building height of 4 storeys (Podium) 26 storeys (Commercial Tower). The proposal is for Centre Activities (Office and Food and Drink Outlet), Hotel and Dual Occupancy and proposed work on a heritage building to be integrated into the development.

Basement
The proposed development includes two (2) basement levels to accommodate thirteen (13) car spaces (including car lift), 39 bicycle parking spaces (29 employee and 10 visitor) and end of trip facilities. Vehicle access is proposed via Ann Street, while Pedestrian Access is taken from the lobby or directly to Ann Street.
Podium
The podium is presented as 4 storeys from the street frontage that comprise the existing Hotel’s building façade, foyer/lifts, plant, three (3) commercial tenancies, both bar/café and access. Pedestrian access from George Street can be taken for both the ground floor bar / café or foyer entrances are is clearly visible.
Tower
The tower provides 26 levels of commercial tenancies, residential units and rooftop bar. Outdoor communal area is provided on top of the podium (level 4) providing casual outdoor areas in timber decking, vegetated setting and seating.

Heritage Building Integration
The proposal involves the partial demolition of non-critical internal components of the Grosvenor Hotel to allow for the construction of a new 30 storey commercial tower. Heritage Architects Conrad Gargett have been enlisted to ensure the building work proposed to the heritage building does not damage the original fabric. The works includes:
– Partial demolition of the interior of the Hotel leaving the significant façades and stone foundations
– Demolition of the recent rear extensions to the Hotel;
– Excavation of two levels of basement car parking
– Reinstatement of a bar & restaurant in the corner location on ground level and first floor
The proposed development has a total gross floor area of 10,137sqm, a total site cover of 427sqm (68.5%) over the irregular ‘L’ shaped 623sqm lot.
