Designed by Cottee Parker Architects, the proposal seeks a Service Station and Food and Drink Outlet (Fast Food) in the redevelopment of the existing Matilda Service Station, Truck Stop and Dwelling, which are to be removed.

The rear boundary is set back 34.8m to accommodate a reserve for future Infrastructure. All boundaries of the site will be landscaped, with a battered slope in the southern boundary.

39 vehicle car parking spaces (including 4 staff and 1 PWD) are provided to the boundaries of the site and the drive through placed behind the service station. Vehicle access is provided via split entrances/exit locations along Old Cleveland Road.

The planners at Wolter Consulting state that, “the low rise scale and side setbacks will allow for visual connection through the site to vegetation and rural residential development to the rear. The proposed design will contribute to the establishment of a contemporary built form that is recognisably consistent with the intent for the locality as per the relevant zone and neighbourhood plan”.

The proposal is for 563sqm (9.26%) of GFA, with 1,033sqm (16.9%) site cover over the 6,091sqm site.
