All dwellings are provided with private open space in the form of balconies and courtyards totalling 514.52sqm. 133.37sqm of communal area is located at the rear of the property and 52.62sqm of communal space located on Level 3, which provides outdoor entertaining area, seating, barbeque and drying area.
A proposed total of 2,239 in GFA has been outlined with 842.5sqm (60.93%) site cover of the 1238sqm rectangular site.
According to the applicant, “the unit development features an attractive contemporary design that displays a variation of materials, textures and a modulation of setbacks to break up the perception of building bulk. The design has been developed to take advantage of the slope of the block so that the development will appear to be only slightly higher than 3 storeys from the southern elevation (road frontage). This will mean that the development will appear as a 3 storey multiple dwelling from Reinhold Crescent, commensurate to that of existing dwellings within the street and there will not be a perception of excess building bulk from the road frontage.”
