244 Lot Subdivision, Linear & Neighbourhood Parks – Trigona Drive, Ripley
A change to a development application approval has been lodged for a Subdivision, located at 7002 Trigona Drive, Ripley.

30.8ha development site, part of the 94.4ha subject site
Designed by Place Deign Group, the development proposal seeks a Reconfiguration of a Lot (1 Lots into 244 Lots, open space, park, drainage and new roads) over 6 stages and includes lot sizes ranging from 330sqm to 2,023sqm. The development site has road frontage to Trigona Drive, Ripley Road, Monterea Road and Boyland Way. Access is provided via a new local road that extends through an adjoining development to Ripley Road.
The proposed residential redevelopment of stages 6-10 include part of a linear parkland that surrounds the site and buffers adjoining residential development. Stages 8 and 11 proposed Neighbourhood Recreation Parks which are linked by the linear parkland.

The development is divided into six stages and sequencing is proposed as follows:
– Stage 6 provides 49 residential lots, new roads, Linear Park and Stormwater area
– Stage 7 provides 47 residential lots and Linear Park
– Stage 8 provides 37 residential lots, new roads, Linear Park and Stormwater area
– Stage 9 provides 46 residential lots, new roads, Linear Park and Stormwater area
– Stage 10 provides 35 residential lots and Linear Park
– Stage 11 provides 30 residential lots, new roads, Linear Park and Stormwater area

The planners at Saunders Havill Group state, “the proposed development will provide a variety of lot types and designs that will encourage diverse housing product and cater for a range of lifestyles in the context of a suburban neighbourhood. The proposed Plan of Development will ensure that housing product is provided at several price points and styles to cater for a range of family and personal circumstances.”
The proposal includes 244 new lots, park new roads, open space and balance lot over the 30.8ha development site, part of the 94.4ha subject site.
