Designed by Cottee Parker, the proposal seeks to provide twenty four (24) x 3 bedroom low-medium density townhouses, arranged in clusters strips between 2-3 dwellings within 6 building groups. The buildings have maximum building height of 3 storeys.
The vacant site is within the Emerging Community zone and the Yeerongpilly Transit Oriented Development neighbourhood plan, with street frontage to Ortive Street, Mooney Street and King Arthur Terrace.
Each dwelling is provided with private open space in the form of courtyards, terrace and balconies that have been positioned outwards along the site boundaries or facing internally within the site.
Vehicle access is provided to Ortive Street via an internal driveway with pedestrian connection also provided a pedestrian crossing to access King Arthur.
The planners at Urbis state, “The proposal demonstrates an exemplar architectural form, delivering an array of external materials and significant breaks in form to articulate the façade and provide an attractive streetscape along all King Arthur Terrace, Mooney Street and Ortive Street”.
“The development offers three (3) distinct façade designs proposed in sequence to create dwellings that have their own identity. Each type offers a variation of metal cladding colour, powder coat sunhood colour, and a lightweight timber look or rendered finish on the façade”.
The proposal seeks 4,931sqm gross floor area, with a total site cover of 2,713m2 (42.7%) over the 6,352sqm rectangle shaped lot.
