A development application has been lodged for a large residential subdivision comprising 17.16 hectares located at Wentland Avenue and McKenny Boulevard, Yarrabilba, Logan. The proposal is described as ‘Precinct 4 (sub precinct 4E)’ as part of the next land release of the Yarrabilba Master Planning Community, within the Yarrabilba Priority Development Area.
Designed by Lendlease, the proposal seeks a Reconfiguration of a Lot for a new residential subdivision for approximately 230 new residential allotments, new roads, 2 balance lots, and open space) over eight (8) stages. The Precinct 4 proposal builds upon the previous stages lodged (Precincts 2 and 3 to the north) and is the first precinct to be developed south of the powerline and will be connected to the existing Yarrabilba development through the approved Precinct 3.

Neighbourhood Recreation Park
The proposed purpose built recreation park will be provided for the new residential area, and includes 0.64ha of outdoor space and activity areas that are designed to the planning and design guidelines set for Yarrabilba Master Planning Community. Areas include:
– Car parking along the northern edge
– Basketball Court
– Exercise Hub
– Play Node
– Kickabout Space
– Nature trails
– Playground Area
The proposal includes lots ranging in size between 189sqm to 930.74sqm, new large park lots, pedestrian pathway connections and new roads over the 17.16 hectares of development site. The proposed redevelopment will create a new internal road network that will gain access from the existing and future stages.
The planners at RPS GRoup state, “Undeveloped land within Precinct 4 is rural in nature, with the surrounding land parcels being land part of the development with the exclusion of ‘Wal’s Block’ which is land dedicated to the state for environmental purposes. Directly north of Precinct 4 are Precincts 2 and 3 where approved non-residential and residential development exists. The north-eastern most part of Precinct 4 adjoins the Plunkett Conservation Park. The south, west and east adjoins other land within the future Precincts of the development. Precinct 4 is the first precinct to be developed south of the powerline. Precinct 4 will be connected to the existing Yarrabilba development through the approved Precinct 3“.
