A development application has been lodged for a Childcare Centre, located 225 Boundary Road, Bardon.

Designed by Local Office Architecture, the proposal is for a Child Care Centre with a maximum building height of 2 storeys (approximately 7.8m high). The site is within a Character Residential Zone and will remove the existing residential dwelling to facilitate the proposal.

The proposed child care centre has been designed with a ground level under-croft car parking, providing 13 car park spaces (one (1) PWD space). Vehicle and pedestrian access is proposed to Runic Street, with the main pedestrian access provided to Boundary Road.



The planners at Zone Planning Group state, the proposed development utilises a range of building forms, materials and finishes to reduce the perceived appearance of bulk and scale. The development is heavily articulated and presents an attractive and residential-scale building facade to the street frontage. The building also incorporates residential-style building elements borrowed from the surrounding area such as pitched roof forms, batten screens, lightweight balconies and weatherboard cladding to reflect a more residential building form when viewed from the residences opposite.”

The proposal includes 506.2sqm of GFA, with 660.5sqm (54%) site cover over the 1,223sqm site.
