219 High Density Multiple Dwellings – 230 Lancaster Road and 128 Nudgee Road, Ascot


A new development application has been lodged for Multiple dwellings within Sub-Precinct 5B (Stage 1) of the overall redevelopment of the Eagle Farm Racecourse, located at 230 Lancaster Road and 128 Nudgee Road, Ascot.

The application is the first of Eagle Farm Residential Precinct to be constructed alongside the Eagle Farm Racecourse. The proposal is part of one of the Brisbane Northside’s most significant redevelopment site. The application will be driven by Mirvac that were selected from the project tender issued by Brisbane Racing Club.

3Designed by BVN Architects, the proposal is for two hundred and nineteen (219) High Density dwellings within two apartment towers ‘A’ and ‘B’ of a maximum building height for Building B (13 storeys) and Building A (10 storeys). Car parking of 167 resident and 15 visitor spaces for Building A and 249 resident and 20 visitor spaces for Building B (within basement levels) and 48 bicycle parking spaces are proposed for each building. Access to the site and Heritage values have also been considered in the proposal.

The apartments have a total combined site cover of 3,823sqm over of the site area of 57,031sqm, within the property area of 509,500sqm.


The Development Mix is:
Building A
– Eleven (11) x 1 bedroom units;
– Forty one (41) x 2 bedroom units; and
– Thirty nine (39) x 3 bedroom units
Building B
– Eighteen (18) x 1 bedroom units;
– sixty one (61) x 2 bedroom units; and
– Forty nine (49) x 3 bedroom units

According to the planners at Urbis , the towers have 180-degree views for residents, both to the racecourse and to the city. This architectural form will also lend a sense of the buildings having neither a defined front nor back, assisting with their integration into the public realm and the relationship and responsiveness of each building to the other. Each apartment is provided with a generous balcony, oriented north/north-east towards the racecourse wherever possible. A comprehensive variety of communal recreation areas and facilities are also proposed for use by all residents, including a pool and deck area at the ground level, and large recreational terraces at the roof level of each building.

The application has been proposed under the Preliminary Approval granted by the Court on 10 November 2015 (Court Ref: 3634/2015/Council Ref: A003048197. The application has regard to the Brisbane City Plan 2000 also as it was the planning scheme in place at the time the Preliminary Approval was approved.
