62 Multiple Dwellings – Curwen Terrace, Chermside

A development application has been lodged for Multiple Dwellings, located 20-24 Curwen Terrace, Chermside.

Designed by Ellivo Architects, the proposal seeks to provide sixty two (62) high density units within a residential tower. The building seeks an overall design to address the corner orientation of the property and rear parkland outlook. The building proposes a maximum building height of 9 storeys (approximately 29.5m high) within the high density residential zone. The existing 3 dwellings will be removed to facilitate the proposed development.





Development Details
– Forty Eight (48) x 2 bedroom apartments
– Fourteen (14) x 3 bedroom apartments

Each dwelling is provided with private open space in the form of balconies and 142.9sqm of communal open space provided on the rooftop (137.29sqm) and Level 1 (5.4sqm), with the rooftop communal area includes barbeque terrace, seating and shade trees. The front entrance, sides and rear boundary will include landscaping and pedestrian access provided to the rear park via pedestrian basement access.

90 car park spaces are provided (83 residents and 9 visitor spaces) across the basement and ground levels of each building. Vehicle and pedestrian access is proposed to Curwen Terrace, which has been outlined to require land dedication for the future road widening of Curwen Terrace.






The planners at DTS state, “the development has specifically adopted design measures to reduce negative impacts on neighbouring properties and provide visual significance through best practice excellence in architecture, innovation and subtropical design. Particular consideration was undertaken to ensure the proposed development provides a high level of articulation, quality and materials coupled with a strong focus on subtropical design which reflects the architectural themes and materials of the area and is generally consistent with the recently approved and proposed Multiple Dwelling developments in the area.”

The proposal is for 7,334sqm of gross floor area (GFA), with 1307.28sqm (64.2%) of site cover of over the 2,058sqm subject site.
