A development application has been approved for a Childcare Centre, located 19 Armstrong Street, Petrie.
Designed by Local Office Architecture, the approval is for a Child Care Centre with a maximum building height of 2 storeys (approximately 7.43m high). The site is within a general residential zone and sought to redevelop a vacant site.
– 100 children
– GFA 569.6sqm
– Central external play area (607.67sqm)
– Landscaping 311sqm
– 1.8m acoustic fences
Hours of Operation
– 6:00am – 6:00pm Monday to Friday
The child care centre has been designed with the terrain and provides an under croft basement car park, providing 22 car park spaces (one (1) PWD space). Vehicle and pedestrian access is proposed to Armstrong Street.
The planners at Urbis state, “the development has been designed to screen the residential properties adjoining the rear boundary and southern side boundary. The rooms and outdoor play area have been orientated to overlook Armstrong Street. This ensures noise is minimised. An acoustic fence is required in the south-western corner of the site to screen the smaller outdoor play space.”
The proposal included 569.6sqm of gross floor area (GFA), with 879.9sqm (49.1%) site cover over the 1,791sqm site.
