Azure Development Group latest development application has been lodged for Multiple Dwellings, located 164 Government Road, Richlands
Designed by WG Architects, the proposal seeks to provide sixty five (65) x4 bedroom townhouses of a low-medium density nature across the site. The townhouses are proposed to be arranged in predominantly triplex and quad building formations and a maximum building height of 2 storey (less than 11.5m). The proposal is considered as Stage 1, seeking to integrate to the future Multiple Dwelling development at 150 Government Road, Richlands.
Each dwelling is provided with a mix of private open space in the form of rear courtyards or balconies (35sqm minimum) and 2 communal recreation areas totalling 547.6sqm are provided. A large communal open space area is provided towards the north-east corner of the subject site, providing multi-purpose turf areas, benches and large shade trees.
128 car park spaces (including 108 resident garaged spaces and 10 visitor spaces) with vehicle access to the site proposed to be granted via Government Road with 284sqm portion of the site frontage dedicated to Council.
As part of this proposal a Structure Plan was prepared by WG Architects to demonstrate if the proposed public road can accommodate further traffic movement from the adjacent lot, if it was to be redeveloped.

According to the planners at Town Planning Alliance, the proposal includes “The proposal is considered to maintain an appropriate density in line with the planned assumptions for the site while complying with key design and servicing components such as car parking supply, setbacks and landscaping. Introducing additional dwellings into the design would undoubtedly sacrifice compliance with the applicable requirements of the Planning Scheme to provide additional yield to the site. It is also noted that density is likely to be exceeded marginally by other development in the area to balance development in accordance with the planned density assumptions.”
The proposal is for a total gross floor area of 7,152.5sqm, including a site cover of 5463.8sqm (52.1%) over the 10,927sqm rectangle shaped lot.
