A development application has been lodged for Multiple Dwellings located at 158 & 162 Queens Road, Everton Park.

Designed by Ryall Smith the proposal seeks twenty (20) x3 bedroom townhouses of a low-medium density, arranged in clusters of 2-4 in a row, with a maximum building height of 3 storeys (less than 9.5m in height). The proposal is within an Emerging Community zone and the two (2) existing single detached dwellings will be removed to facilitate the proposed development.

Each dwelling is provided with private open space in the form of courtyards and balconies that have been positioned inwards, with vehicle access and landscaping provided along the site boundaries. 547sqm has been provided as communal open space to the Eunice Place frontage (including turfed areas, barbeque, seating and landscaping).

39 car park spaces are provided (30 residents, 16 additional residential tandem and 3 visitor spaces), with the main access proposed to Eunice Place via new internal common driveway.

The planners at Urban Strategies state, “the site forms part of an increasingly developing Emerging Community area, typically envisaged for low density housing and multiple dwellings. The proposal ensures that it fits seamlessly as intended within the immediate context of the area, particularly forming part of the approved/ existing internal road network (Eunice Place). Furthermore, the proposal is conscious of the existing Biodiversity Corridor to the rear of the site, and sensitive in design ensuring no adverse impacts occur as a result of the development”.

The proposal is for 1,915.68sqm (39%) of site cover over the 4,912sqm subject site.
