A development application has been lodged for a Childcare Centre and Retirement Facility Alterations, 144 Dorville Road, Carseldine.

Designed by Raymond Design, the proposal is for a Child Care Centre with a maximum building height of 1 storey (approximately 5.23m high) over 2 stages. The site is within a Low Density Residential zone and will remove the existing Tavernetta Function Centre to facilitate the proposal.

The proposal seeks a boundary alignment subdivision to create extra communal recreation facilities for the use of residents of the existing Seniors Living Village.

The proposed child care centre has been designed with a ground level open car parking, providing 24 car park spaces (one (1) PWD space). Vehicle and pedestrian access is proposed to Dorville Road.



Communal Recreation Facilities
A bowling green, recreation room and covered space is proposed to be provided as part proposal, equaling an addition 403sqm of space being dedicated to the existing Seniors Living Village to the rear of the new child care centre. The new building is a maximum of 1 storey and 4.096m in height.

The planners at Urban Strategies state,the proposal is considered to be consistent with the zoning pattern of the area. The proposed Child Care Centre will provide long day care services to the locality and will serve a significant local need. In addition, the alterations to the retirement village will provide for additional amenity to an existing residential use. The proposal has been carefully designed to be of a form, bulk and scale which complements the character of the locality and sensitively interfaces with adjoining residential uses”.

 The proposal includes 868sqm of GFA and 1,091.18sqm (39.6%) over the 28,290sqm site area (Lot 200).
