A development application for Azure Development Group has been lodged for Multiple Dwellings, located 122 Keona Road McDowall.
Designed by Plazibat Architects, the proposal seeks to provide twenty seven (27) x4 bedroom townhouses of a low-medium density nature across the site. The townhouses are proposed to be arranged in predominantly duplex and quadplex building formations and a maximum building height of 2 storey (less than 9.5m). The proposal removes a single dwelling to facilitate this development.
The proposal also includes a subdivision to separate 2 balance lots from the subject site (Lot 1).

Lot 2 – 1,558sqm (balance lot)
Lot 3 – 1,600sqm (balance Lot)
Each dwelling is provided with a mix of private open space in the form of rear courtyards or balconies (35sqm minimum) and 1,300sqm (18.5% of the site) in communal open space area provided towards the centre and north boundary of the subject site (Lot 1), providing outdoor barbeque and dining, multi-purpose turf areas, shrubs and large shade trees.
58 car park spaces (including 54 resident garaged spaces and 4 visitor spaces) with vehicle access to the site proposed to Keona Road. Newly created Lots 2 and 3 have access proposed to Lyell Crescent via an access easement.

According to the planners at Town Planning Alliance, the proposal includes “the development adopts a high quality built form outcome that incorporates the use of design elements such as variations in materials, variations in finishes, recesses and screening that articulate the building façade and provide for a high degree of visual appeal. The buildings will be clad with a variety of modern materials including brick, metal sheet roofing, vertical linear profile cladding and rendered cladding. Roof treatments also portray variation with parapets and pitched skillions roof forms to provide interesting roof caps responsive to climatic conditions.”
